108 floors planned in Business Bay

Fortune Group releases Burj Al Alam mega-tower, which is set to dominate Dubai’s planned financial district

Plans for a 108-storey tower — billed as being among the tallest in the world — have been unveiled by Fortune Group. At 480m high, the Burj Al Alam will form the centrepiece of Dubai’s Business Bay. A shortlist of contractors has been drawn up for the US $1.08 billion (AED 4 billion) commercial development, and contracts will be awarded during the last quarter of this year. The tower is due to be completed in 2009. “We are inviting local companies, and those with foreign affiliates. We will need a contractor of very high stature for this project,” said Syed Imran Hanif, director of sales and marketing at Fortune group. The tower is designed to resemble a crystal flower and will accommodate 74 floors of office space, while 27 floors will be taken up by hotels and serviced apartments. The remaining floors will be for retail use. Japanese firms, TAK Teo Khing and Nihon Sekkei, and Ove Arup’s Denmark office, have been taken on as consultants for the project. Five tuned mass dampers (TMD) will be installed in the tower to prevent sway in the event of strong winds or an earthquake. “A pendulum TMD will be installed at the top of the building where the flower is, and four others will be placed at different levels of the building. We will be using the latest technology to ensure that the tower resists the effects of strong wind or an earthquake,” said Teo Ah Khing, managing director of TAK Teo Khing. He added that double-decker lifts will be used. “Separate lifts will be used for the low, medium and high-rise zones.” The Burj Al Alam, which is earmarked for completion in 2009, is the most recent addition to Fortune Group’s real estate investments in Dubai. The company is also working on projects at Dubai Sports City, the Palm Jebel Ali, International Media Production Zone and Jumeirah Lake Towers.
