A major new commercial and residential project is being promoted by Sheikha Sheikha bint Saeed Al Maktoum at the corner of Al Diyafah Street and Al Wasl Road in Dubai. Khatib & Alami Consolidated Engineering Company has been appointed as consultants to the project. The development includes two residential towers, offices and a shopping mall. Al Sahel Contracting is the main contractor. The residential towers will comprise of studio, 1, 2 and 3 bedroom apartments and extra large 3 bedroom apartments, ranging in size from 51.2 m2 for a studio to 349.8 m2 for an extra large three-bedroom apartment. The first tower is intended to have 19 floors (plus ground and mezzanine) comprising 76 extra large three-bedroom apartments; with only four per floor ensuring optimum privacy and space. There will also be four one-bedroom apartments and ten studios in this tower. The second tower will have 16 three-bedroom, 32 two-bedroom and eight one-bedroom apartments spread over eight floors (plus ground and mezzanine). Many of the apartments will overlook the landscaped recreation area, while the majority will offer spectacular views of Jumeirah. In addition to fully fitted apartments, residents will also have exclusive access to private onsite gymnasiums, an outdoor pool and a children’s pool. Commercial space will comprise office and clinic space and a shopping mall in this prime location. The mall will be spread across two floors on the ground and mezzanine levels. There will be a selection of different sized outlets, with a total area of some 6500 m2 for lease. The three floors designated to office space and/or medical clinics provide about 2500 m2 of leasing space. The offices will be accessible via a dedicated lobby and lift. Better Homes has been appointed to lease and manage the new project. “We are very excited to be able to assist Sheikha Sheikha bint Saeed Al Maktoum with her upcoming development,” says Mel Reid, head of property management for Better Homes. The property will provide much needed upmarket accommodation close to the Jumeirah Beach area and it is great to find a project where consideration has been made to the car parking requirements for both the residents and customers.”
