Al Naboodah digs Discovery ditches

Nakheel’s ninth emblematic project on sale to developers and investors

Al Naboodah to do infrastructure works for 234-acre Discovery Gardens Al Naboodah Engineering Services has been awarded the infrastructure execution contract for Nakheel’s ninth project, Discovery Gardens, which consists of hundreds of buildings on Sheikh Zayed Road. Under the terms of the contract, signed on 1st June, Al Naboodah will design and execute the infrastructure network of the Discovery Gardens, as well as undertake extensive landscaping of the 234-acre project. The project will be executed in 882 days, and is scheduled for completion on October 30, 2006. “Nakheel has been reshaping Dubai’s skyline with its unique projects. Developments such as the Palms, the World, Jumeirah Islands and International City have been hailed not just for translating a vision into reality, but also for the excellence of execution matching global standards,” asserted Sultan Ahmed bin Sulayem, Nakheel chairman. “Nakheel’s Discovery Gardens has been designed as a project with a unique look and style. In keeping with a firm commitment to ensuring highest construction standards, the infrastructure and landscaping at the Discovery Gardens must contribute to creating a new architectural landmark for Dubai.” As part of the infrastructure development, Al Naboodah Engineering Services will implement electricity and telecommunications installations, as well as develop an extensive water supply and irrigation network. The company will also install a sewage network capable of accommodating effluent increase with the passage of time. Also on the boards are a sophisticated road network and pedestrian walkways. Keeping in mind the leisure related needs of the residents, Al Naboodah Engineering has also been asked to design and implement a well-equipped children’s playground, a basketball court and a series of pools. In terms of landscaping, the company will design and develop both the hard and soft features. While the hard landscape features will include architectural and sculptural developments such as fountains, the soft features will include extensive green areas, flowering annuals, perennials and trees. “Nakheel has worked with Al Naboodah Engineering Services on the Palm project. The quality of work delivered has met Nakheel’s expectations. This has been a principal deciding factor in awarding them the Discovery Gardens project,” said bin Sulayem. Manab Kumar, general manager of Al Naboodah Engineering Services pointed out that his firm has been associated with the implementation of the some of the biggest landmark project across the UAE. “We are proud to have been a part of the prestigious Palms project and are confident that we will bring to the Discovery Gardens, the highest standards of engineering design and execution we are known for.” The new community living centre is situated at a new interchange along Sheikh Zayed Road located between interchanges five and six. The development encompasses the area between Sheikh Zayed Road and Emirates Road. And as with all Nakheel properties, Discovery Gardens will be a self-contained unit with shopping amenities, a mosque, jogging and cycling trails, community swimming pools, football and tennis courts and close proximity to the new Gardens Shopping Mall. The 420 000 m2 development is a pre-designed complex comprising of themed communities styled in a variety of garden experiences. The first of these neighbourhoods to be announced for sale is the Mediterranean Gardens, which is situated in the heart of the development. The Mediterranean Gardens are divided into Mediterranean Gardens One and Two and are part of six themed areas offered in Discovery Gardens. The remaining five themes will be launched and sold throughout the remainder of the year. For sale in Mediterranean Gardens One are 36 buildings, these host 1380 studio apartments and 1392 one-bedroom apartments. The buildings, which are on sale, will be sold to property developers and investors who will then either rent or sell the individual apartments. “This development will provide Dubai with a series of attractive residential buildings with exceptional landscaped gardens to make it a unique community environment to reside in. These are new landmarks for Dubai and are designed for investment to exceed expectations,” bin Sulayem said. “We expect the rapid first-day sales to gain momentum with the launch and sale of additional Discovery Gardens properties later this year. We are very pleased with the success so far and expect to beat our investment expectations for this project,” he added.
