Bahrain record breaker close to completion

Bahrain’s tallest tower, the 172 m Almoayyed Tower, is nearing completion.

Bahrain’s tallest tower, the 172 m Almoayyed Tower, is nearing completion. Located on a 11 440 m2 plot of land opposite the Citibank headquarters in Bahrain’s prestigious Seef District, the building now enjoys a dominating presence on the Bahrain skyline. The US $53 million tower is designed by Shadid Engineering Consultants, Dubai, in association with Bahrain-based Mazen Al Umran Consulting Engineers, while UAE-based Fujairah National Construction Company is the main contractor. The most distinctive feature of the 46 storey building is its sapphire blue and pink façade. The tower also incorporates extensively landscaped terraces created by the tapering form of the tower, a feature likely to prove most popular with tenants. From ground up to level eight the tower tapers in from 1948 m2 to 923 m2. In addition to its shape and appearance, the building will be highly flexible providing a state-of-the-art building management system, safety and security system. Communic-ations systems can be installed in each office, floor or multiple floors using structured cabling to give tenants heightened flexibility. The building will be served by six main elevators each able to carry 1600 kg or 21 persons. The tower will consist of one basement, ground and mezzanine levels, and 42 floors of office space, with two service floors, in addition to a luxury health club, and an international five star restaurant occupying the higher levels, while on the roof there will be a helipad facility. The ground entrance to the mezzanine features an open ceiling with both floors and walls decorated using high quality rose aurore and red alicante marble patterns. Concourses and escalators lead to the retail units on the mezzanine level, in addition to the service lift that stops at the basement, ground and mezzanine levels. For ventilation, each retail unit is provided with fan coil units (FCU) fed from central chillers with a sufficient supply of fresh air. Other amenities in the retail areas include toilets finished with ceramic tiling. In addition to 280 outdoor parking spaces and 40 underground VIP parking spaces available within the tower itself, between 800 and 1000 additional parking spaces are also to be provided for in a new car park building. This final phase of the project is expected to begin construction shortly with completion slated for about the middle of next year.
